 Why the Lipno Reservoir?

Our largest water surface and extensive untouched natural areas in the Lipno region offer a great variety of uses. The upcoming admission into the European Union and the proximity of Austria and Germany predestine this place to become one of the most important Euro-regions. In particular, thanks to these facts there has lately been a significant revival of investments, which are expected to markedly increase in the future.

One of the most developing areas is the village of Lipno nad Vltavou, which is, thanks to its location, the gate into the Lipno region and first stop of every visitor coming from the east and from the Austrian border crossings of Dolní Dvořiště, Studánky, and Přední Výtoň; and it is simultaneously the place through which pass visitors who want to see the most preserved natural areas to the south of the water reservoir. A big advantage is the Kramolín winter sports area, which provides services also in winter months.

Not only these but also many other attributes are the obvious reason that the most significant investments take place in this village of Lipno nad Vltavou. At the moment, the largest realised project is the construction of a recreational park called ”Marina Lipno” with 246 apartments (ca. 1000 beds) and an anchorage with the capacity of 144 vessels. A part of the area will also be an aqua-park and a sports-hall – facilities for the bad weather days. The operator of this park is an important European tour-operator – the Landal GreenParks Company. The actual success of the project is proved by the fact that all the built apartments have already been sold and other lots have been purchased with the intention of further extension of the location.

Another testimony of the interest of significant investors and the dynamic development of the area are the construction of a golf course and the purchase of lots by the reputable Holiday World company with a view toward constructing additional accommodation capacities, which is also a guarantee that more and more activities will not be long in coming.

A significant increase in the accommodation capacities and all-year-round, mainly foreign, clientele, create high demand for a variety of services; however, supplying such services is limited by the lack of suitable objects. This fact supported the decision to fill up the gap; the project ”Lipno Promenade”, which we would herewith like to introduce, was prepared.

Lipno Promenade

The objective of the project is the building-up of a newly established centre. The area is the most interesting location that is situated on the main motorway through the Lipno region (Vyšší Brod – Lipno nad Vltavou – Frymburk – Černá v Pošumaví – Horní Planá) and it is close to the Marina recreational park. Its location makes this place a natural centre with all the usual commercial advantages in terms of business and services.

The centre is intersected by the above-mentioned motorway, which splits up into two parts in the area of the centre; parking places will be established along the road, which will make it possible to park in the centre; and the parking places will verge into continuous pedestrian zones attached to the recreational park.

The form of building-up is apparent from the project study (see the building-up plan). The street line is bordered with three continuous blocks (lots A, B, C), which are separated by transverse pedestrian zones. The object will be connected to power and water supply, drainage, and the municipal distribution of propane. Wide pavements with street lighting will be built in front of the objects. Each object will stand on its own lot.

At present, the first stage – building-up the lots A and B, being, due to their locations, the most interesting part of the centre in terms of commerce – is prepared:

Lot A: Area 1740 sq. m

The project consists of a restaurant with a built-up area of 515 sq. m with garages, and there is a possibility of constructing another structure (e.g., a boarding house).

Restaurant

A two-floor building with a built-up area of 409 sq. m + an outdoor terrace of 106 sq. m. The object has been purposefully designed as a restaurant with a capacity up to 120 places + 50 places on the terrace. The operation of the restaurant has also been purposefully outlined and satisfies the most demanding criteria concerning catering facility operation.

1st above ground floor – a restaurant with a bar (188 sq. m), guest lavatories, a kitchen with a dishwashing room, service rooms (storerooms, a boiler room)

2nd above ground floor – two 3-room flats (apartments) with separate entrance doors and a behind-door area on the first above ground floor, separately accessible personnel facilities – cloakrooms, lavatories, 2 rooms, office (the disposition and usage can be adjusted according to the investor’s requirements)

Lot B: Areas 420 – 720 sq. m

According to the project, 7 multifunctional structures will be built, each of them on its own lot.

1st above ground floor is intended for commercial use, having the principle entrance from the centre

2nd above ground floor can be used as housing facilities or as another part of the commercial facilities, having the entrance from the garden. The object is accessible for cars from the north into the garden; supply is possible also from the centre along a pavement.

We offer 3 types of objects:

A type Built-up area 118 sq. m, gable facing the centre

1st above ground floor – a commercial part 78 sq. m, a boiler room, an entrance hall for the 2nd above ground floor

2nd above ground floor – floor area of 96 sq. m, which can be used as a 3+1 flat or another commercial area (offices, etc.)

B type Corresponds with the A type; the gutter is parallel to the centre

C type Built-up area 166 sq. m

1st above ground floor – a commercial part of 117 sq. m, a boiler room, an entrance hall for the 2nd above ground floor

2nd above ground floor – floor area of 132 sq. m, which can be used as a 3+1 flat and a 1+0 flat, or offices

Preparation, realisation, and sale are ensured by the OSP České Budějovice joint-stock company. Coordination will assure simultaneous finishing of particular objects together with the infrastructure and, at the same time, guarantee the overall architectural concept and observance of the basic relations between the structures so that no investors are favoured.

We are prepared to include the eventual requirements of particular investors in the phase of the project realisation documentation.
